- Renee DorseyThis incident happened in July of 2020. My late father passed and I had to sell his home and almost 4 acres. I had the property listed at $ 240k with Sulek and Dutton, fully aware that I had some wiggle room on that price. A fair offer would definitely be accepted. We immediately had some locals interested in the property, because my parents always kept it nice. I was there almost every day getting it cleaned out and getting the septic system running (since no one had been there in a few months) for the county inspection. The offer from the Cedar One realtor really boggled the mind of my listing agent, my family and my cousins who are successful realtors in a nearby state. The offer was for $ 138K. Seriously? That was such an insulting offer. I didn't even counter it - I just rejected it. All it did was make me mad. As soon as the rejection was sent, the CO realtor called my agent, fuming that "well, we were told the septic wouldn't pass" (which was a flat out LIE) and she told a few other made up lies that were bizarre. I guess she assumed I was desperate. Nope - not THAT desperate. Geesh. My own realtor cousin said that had this been her client, she would never make an offer like that because it was so far off from the asking price. Use some damn common sense. We kept the place listed a few more months, and another CO realtor came and I have her on video cussing about my alarm system. Finally sold the property for $ 190K which was a veteran loan appraisal. Much more fair than $ 138K. Heck it was appraised by Westling in the 90s for $ 170K! I will never forget this and how ridiculous their offer was. BTW - the septic system DID pass, Mary.
- Nicholas PrantilI had a pretty negative experience with realtors before getting in touch with Mary Beth. We never seemed to be a priority to anyone else, and we saw house after house get snatched up before we were ever notified that they were available. Mary Beth knew what we were looking for and she made sure that our needs were met from the beginning. She even helped me with the negotiation, and she walked us through the entire nerve-racking process so we didn’t miss any deadlines or forget any details. I would absolutely recommend anyone looking to purchase a home to first contact Mary Beth and Cedar One Realty. We can’t thank her enough.

Mary Beth and Evan are fantastic realtors!! They both played a part in finding us our dream home! Evan was patient enough to spend months and months sending us homes until we finally found the house of our dreams! He made the whole process fun and easy. We had Mary Beth and Evan work together to sell our home and we couldn't have asked for better realtors to sell our first home. They were realistic with us and determined to show the house the way we wanted it to be portrayed. They put the house on the market on a Friday, between Saturday-Monday we had 24 showings and 8 offers, and we accepted an offer on Monday!! They were superstars and sold our house in less than a week for over asking price!! They made the process as painless as possible and so much fun. We feel like we not only came out of this with wonderful realtors that we can trust for any future transactions, but with lifelong friends, as well! Thank you, Chris & Erin Ferroni
